What is a short-sale? Well, a foreclosure should be the very last resort because it will do serious damage to your credit score. As far as your credit history goes, it's one of the worst things that can happen. By law, a home foreclosure can stay on your credit report for a period of up to seven years. It will show up under the "Public Information" section of your report, which lists any legal judgments that have been made against you.
A short sale will be less damaging to your credit report because it shows that you worked out an agreement with the bank. It only stays on your credit report for about two years.
Why do we want to do a short sale with you? We would like to help homeowners in distress. And most homeowners who are behind on their payments are in distress for different reasons.
The homeowner benefits because they will no longer be burdened by their property that they can’t pay for. The bank benefits because they can get rid of a non-performing asset. A new buyer benefits because they can purchase the property for below market value. My wife and I benefit because we can buy the property for below market value and then sell it to someone else for a higher price.
