Zephyr Valley is a private villa estate, based upon a leasehold land sub-division. Under Thai law, foreign persons or companies generally cannot own land in Thailand. However, they are able to lease land and own the buildings developed on the land. The maximum legal lease period is 30 years, with renewable options up to 90 years. Such a lease is registered with Thai government and is fully protected under the laws of the country. It can be renewed at expiry, or in the case of Zephyr, a chance to renew each and every 5 years. (Subject to government tax 1% of the year's rental value). In order to further protect the tenants (lessees), all the tenants of Zephyr can participate in the management committee. If you later wish to sell your Zephyr property, you may simply pass on the renewed 30 year lease (subject to government tax).
