Il complesso occupa una vasta superficie, cinta da muri; il corpo centrale quadrangolare, nato su resti di etá romana che a loro volta parrebbero insistere su opere precedenti, é caratterizzato da un cortile interno, o chiostro, sempre a base quadrata, al cui centro trova posto un pozzo, simbolo, insieme ai cipressi, dell'oasi francescana. Il pozzo fu messo a protezione di una delle due cisterne, rinvenute durante lavori di sistemazione e di ristrutturazione che, per la forma e la tipologia dello scavo sono tipiche delle cisterne romane.
